Guides for buyers and sellers
We publish two important guides for buyers and sellers of residential property — the agency agreement guide and the sale and purchase agreement guide. (These were previously known as approved guides.)
You must give a copy of the appropriate guide to buyers and sellers before they sign an agency agreement or sale and purchase agreement.
We've also developed a new buyer journey guide about the home buying process for you to hand out at open homes.
Agency agreement guide
You must give a copy of the agency agreement guide to vendors before they sign an agency agreement for the sale of residential property, and you must obtain written confirmation that they have received it.

Sale and purchase agreement guide
You must give a copy of this guide to both the vendor and buyer before they sign a sale and purchase agreement for residential property, and you must obtain written confirmation that they have received it.
The buyer journey guides
The buyer journey guide (Buying and not sure what to do when?) has been developed for licensees to hand out to home buyers at open homes. The guide is designed to increase home buyers' knowledge of the home buying process early in their journey.
You can order printed copies of the buyer journey guide by completing the online order form.
We are working with our printing and distribution partner, Bluestar, on the buyer journey guide. You will be taken through to their portal when placing an order.
The guides are available to order in a bundle of 50, or a box of 200 or 400. They are currently free to order and there is a maximum order quantity. At some stage, we may consider introducing a partial cost recovery charge, depending on demand.

How to order the guides
Buying or selling guides and the Code of Conduct
Both guides and the Code of Conduct come in bundles of 50 or 500 guides. Bundles of 50 cost $57.50 and bundles of 500 cost $575.00. Prices include GST and delivery.
Please include your company or individual licence number when you place your order. We will send your order when payment is received.
Orders are distributed from our Auckland warehouse on a Wednesday and Thursday. Please note: If the Auckland region is at COVID-19 alert level 3 or 4 orders cannot be shipped, although we are still able to take orders. Orders will be shipped when the Auckland region moves to alert level 2.

Getting ahead with settled.govt.nz
REA's settled.govt.nz helps guide consumers through the home buying and selling process. Settled.govt.nz provides comprehensive independent information and guidance for home buyers and sellers.
We encourage all licensees – and especially those working in the residential sector – to share settled.govt.nz or individual pages on the site with consumers (both buyers and sellers). Consumers will be better informed, make better decisions and have fewer issues, which means they make fewer complaints. You'll benefit by being seen to share relevant, professional, independent information with them.
